Tacoma Tactical New Retail location - need your help!!

Postby hellmutt » Sat May 29, 2010 2:45 pm

Tacoma Tactical's building was shut down by the city Thursday morning for problems with the building outside of our control. (No sprinkler system, no fire alarm, and substandard building conditions) We have located new locations for both retail and our field but we need your help!

Tacoma Tactical will be opening our new retail location at 5PM Today (5/29).

The location is:

1005 S 11th St
Tacoma, WA 98405

http://www.mapquest.com/maps?city=Tacom ... de=ADDRESS

Directions from TacTac

Take 25th Street up the hill to Yakima St (Big yellow building on corner)
Turn right on to Yakima
Turn left on S 11th St
1005 S 11th is between South J St and MLK on the right hand side

We will be doing a fire sale to raise funds so that we can get into our new facility in the Port of Tacoma. It is 20,000 Sqft and absolutely amazing. The faster we can raise the funds the faster we can get in and get going again!! So please come in and support TacTac so we can get bigger and better!!!

Thanks to everyone for all the support, we appreciate it!

UPDATE:

We have a tentative acceptance at one of the locations that we are looking at. We are currently now having to deal with the City of Tacoma's Fire Department and Coding division to ensure that the new facility meets the requirements as set forth in the International Fire Code for Special Amusement buildings and we need to figure out what coding and permitting we need to construct the facility. At this point we need to have the following:

FIRE DEPARTMENT

* Fire Alarm System
* System Response that will cause illumination of the means of egress with light on the floor, stop conflicting sounds and activate directional exit markings that will include a pre-recorded message with wiring to be monitored in accordance with NFPA 72
* Emergency voice/alarm communication system installed in accordance with NFPA 72
* Automatic Sprinkler system in accordance with international fire code section 903.3.1.1

CODING

We are not sure at this time what we need to do for construction of the buildings inside the facility as no one has been able to direct us to the coding requirements or permitting needed. We have only been told we have to to get permits.

We are working with Tacoma City Council Member Marty Campbell's office right now. They are trying to figure out the information we need in order to re-open the facility. They currently are working with the Fire Department to get us a definitive list of what needs to be done.

The bottom line is that we have a location set but we need answers from the city on what we need to do to open the facility. Every conversation so far has added additional requirements that were not discussed previously. We are fully prepared to comply with any conditions we need to meet but right now those conditions are not clearly defined and are constantly changing. We will fight on and we appreciate all the support of our customers and the airsoft community!

Sound familiar? ( initial CAGE problem)

I think you need to clean the spam-up on your Forums.

This is the exact problem PDX CAGE was. Good luck with your fundraiser.

Looks like we are getting close to opening back up! We have been working with the City Planners and TFD to come up with a interim solution that will get us back up and running. It means that we will need to only construct low walls and obstacles that will not block sight of the egress path to the exit. We will also need to limit our occupancy to 49 or less people but it is a short term solution that will get us up and running while we solve the rest of the issues regarding a special amusement facility. So keep your fingers crossed we may be open by this weekend!

UPDATE: 6/10

The good news:

We have made it through the major issues that we had. We have come up with a plan that will keep us from being designated as a Special Amusements Facility with the Fire Department. We have figure out how to do a build out that will avoid permitting for our cover. We have signed the lease for the new building and have taken occupancy as of today.

The bad news:

We don't have enough parking. According to the city for a recreational facility over 15000 sqft we have to have 4 parking spaces per 1000 sgft. This turns out to be 76 parking spaces that we need. We have been told that we cannot have more than 49 people in the building at any time unless we apply for another permit. So we are limited to 49 people but have to have 76 parking spaces. We came up with an interim plan to cut the floor space to approximately 12000 sqft which means that we need 2.5 parking spaces per 1000 sqft for the game space and 1 parking space per 2000 sqft which totals 34 parking spaces. We have 17.

We had a lot that would hold 38+ cars but it is not zoned as a parking space by the city so it doesn't count. Access to that space is included in the lease but because it is by water there are a bunch of special requirements that would be both time and cost prohibitive.

We can apply for a variance on the parking but it is a $2200 fee and takes 90-120 days to process. There is a good likelihood that we can get the variance but it will take 3-4 months to get. This means that we will be paying rent on the lease for 3-4 months while making no revenue which we cannot do.

The city is having a meeting tomorrow to see if they can issue us a temporary operating permit. Maybe it will work out but at this point I am less then optimistic about it. We solved the 3 majors issues we were having Fire, Coding and Power but are now stopped by parking requirements that, as stated before, require us to have 76 spaces for 49 people.

CALL FOR HELP

We are going to proceed with our plan to move into the new space starting tomorrow. We will be meeting at Tacoma Tactical's old location at 9AM to start moving the items to the new facility. IF YOU CAN HELP PLEASE DO!! Give me a call at 253 255 5145 (my cell) if you can make it out and when. We will of course give everyone who helps us move a free all day pass to our new facility. So please if you can please come out and help!

Thanks again to everyone who has helped us navigate our way through this. One hurdle left and we will be open again. . .
