Airsoft travel question.

Postby NFS_Shadow » Wed Apr 24, 2013 10:54 pm

So my dad is seriously considering buying just under 200 acres to construct an airsoft field. One or two villages and a few cabins clustered in the woods, otherwise trees and draws. However this property would be over in eastern oregon, it would have camping facilities as well as an airstrip. My question is how many of you would travel monthly to such a site if well run games were put on?

Not monthly, but I'd go a few times (2-3) a year if it is quality.

Problem is, most promises of these sorts of things end up being two or three huts made out of lashed together pallets and a clearing called an airstrip. I hope it's not, but that seems to be what happens the 10% of the time it does materialize.

I'd suggest you open it to paintball as well, since there are local players there that are more into paintball.

How far Eastern Oregon? Dalles is a lot easier than Pendleton area.

I would be willing to travel 3-4 hours a couple times a year for well organized games

We're talking legitimate airstrip so those that can fly have easier access.

It would be past Pendleton.

And this would be done right. He's planning on investing almost 250,000 in this field. Property with the infrastructure is only gonna run about 160,000 to 180,000 $

Being what appears to be one of the few here from the east side, I would definitely look into going if I got a chance. Probably not often, but I'd go.

Yea. It's not strictly for airsoft. He's buying it for hunting as well.

As long as he has other reasons, then it's good.

But remember, that the money is better spent elsewhere. $250,000 for a field means he's paying annual taxes, and would want some form of return on investment. Even a 5% ROI would mean he'd have to bring in $12,500 a year in airsoft events. Not including the costs to build the field, the insurance and the taxes.

Your bigger market might be the Tri-Cities area and possibly Spokane.

Yes in town would be awesome, however a good chunk of property is hard to find cheap as well as close by. The property taxes are low however spokane is a good idea. I'll let him know.

20 dollar admission fee for 100 people is 2000 dollars per game. And thats for 100 people. Im sure you could get that, or more.

so 6 games a year is 12,000 dollars.

Doesnt seem too difficult. If you can make your field to be well known. Our events up here are capped at 130 people. And its usually booked out every time. Granted, its the only airsoft field for 60 miles.

i think 20 bucks is a reasonable price for 8-12 hours of airsofting. Just dont underestimate the importance of solid cover. and trails. They make things easier for mapping, and create better firefights.

A game that large will need to have insurance, and other costs too. The profit margin is a lot lower than you think. But 6 or so games a year will help cover the taxes if the property is primarily meant for hunting.
I'm a major chairsofter, sorry about that.
